Buying or Selling Without a Real Estate Agent?

BCA Title Services can help guide your transaction from purchase agreement to closing.

The For Sale by Owner Closing Process

A For Sale by Owner transaction allows buyers and sellers to work directly with one another—but there are still important details to address before ownership can officially change hands. Here’s what you can expect when working with BCA Title Services.

You’ve Agreed on the Sale

Here’s What Happens Next

Once the buyer and seller have agreed to the terms of the sale and signed a purchase agreement, BCA Title Services can begin the title and closing process.

Our team works with the buyer, seller and any lenders or attorneys involved to gather the necessary information, research the property’s title and coordinate the details needed for a smooth closing.

To get started, please complete the appropriate information form below.

What to Expect

  • Submit the fully signed purchase agreement and completed buyer and seller information sheets through our secure online portal.

  • Determine who will hold the earnest money for the transaction. If BCA will be holding the funds, complete our Earnest Money Agreement and return it through our secure portal.

  • Both parties will receive a copy of the Title Insurance Commitment, which provides a preview of the title work completed on the property.

  • Your closer will contact you to complete the required identity verification process.

  • The closing date will be confirmed, and your closer will send preliminary settlement statements for review.

  • Buyers will receive secure wire instructions approximately one week before closing. Please read our Fraud Prevention information before wiring funds.

  • On closing day, bring a valid government-issued photo ID. We’ll guide you through the remaining documents and signatures.

Please note: All seller closing documents must be signed in the presence of a notary, whether they are completed by mail or in person.
